StuKeymaster@richardanderson Hey Richie. Thanks for the post and congrats on self directing your IRA. I personally believe that is a very smart decision, especially with the current state of the stock market. One investment that I have continuously made when I only have a small amount of money sitting idle in my IRA is the AHP Fund (American Homeowner Preservation). Check out http://www.ahpservicing.com This company created an SEC approved fund that buys non-performing notes and then they work with the homeowners to get them performing again. They share their profits with the investors and give a flat 10% annual interest on whatever you invest ($100 minimum investment), and you can choose to reinvest the dividends so your money starts to compound. I’ve been investing with them for quite some time and they pay every month, like clockwork. I highly recommend them!

You could always passively invest in a syndication or do some private lending for someone who needs funds for a flip. I’ve seen some posts on here from other investors that are trying to raise money for a particular project.

StuKeymaster@richardandersen Agree with Colin. You could lend funds to another investor in the form of a promissory note or a mortgage note. I’m sure there are tons of people on this site or people within your network that may be interested in creating a relationship with you.

I am working with uDirect and attempting to open an account with AHP Servicing. I am still very much learning how the Self Directed IRA process works so it has been a delay. Trying not to screw anything up lol.
