Jim02ParticipantI think it depends on the size of the city and if there are any other major industries around the same city. I don’t think it is smart to invest in a city if the military base is the sole source of jobs/income. There are quite a few locations where there may be an Army base and it is home to a large Division. If that entire Army Division deploys, you are left with a property that may not get rented for a long time. And if the military base was ever to shut down and there wasn’t much else for jobs/employment, your investment would be in a bad position.
I’d only invest in a city where there were other employers besides the military.

DougParticipantI have one investment property in Pensacola that I self-manage, and it currently has two marine flight students as tenants. I think Jim is correct in his assessment of investing in military bases – you definitely don’t want it to be the only industry in town.
My current tenants are great, but I have friends who have had some awful military tenants. It really depends on the individual. All prospective tenants should get a background and credit check like any other prospective tenants.
